The Estates of Texas Grand Ranch is located in New Waverly, just north of The Woodlands and along I-45. The community is surrounded by the piney woods with wooded homesites ranging from 1 to more than 3 acres. For buyers looking for more space and a quieter setting without being too far from Houston, it offers a different way to live than a typical neighborhood. The trees are a big part of what makes this community different. Homesites are surrounded by mature pine and hardwood trees, with plenty of room between properties. The land also borders protected state park and forest areas, so the setting extends well beyond the property lines.

The community includes a 10-acre park with a stocked fishing lake, walking trails, a clubhouse, and gathering areas. For even more outdoor recreation, Huntsville State Park is nearby, with 21 miles of hiking and biking trails surrounding Lake Raven. The Sam Houston National Forest adds another 85 miles of trails for hiking, biking, and horseback riding.

Acreage changes the way you can approach a custom home. With 1 to more than 3 acres to work with, the house doesn't have to take up the entire focus of the property. The placement of the home can work around existing trees and the shape of the lot, while outdoor living areas, a pool, workshop, guest space, or other outbuildings can be considered as part of the overall plan.

The Estates also has infrastructure in place, including underground electricity, central water, and high-speed fiber internet. The community's building requirements allow for a main home, guest home, and outbuilding, giving homeowners more flexibility than they would typically have on a smaller residential lot.

The Estates is far enough north to feel removed from the pace of Houston, but I-45 makes it easy to get back to The Woodlands, Conroe, and the rest of the Houston area. Shopping, restaurants, healthcare, and other everyday conveniences are all within reach, while Lake Conroe and the surrounding forest provide plenty to do outside of the neighborhood. For someone who wants acreage without giving up access to the places they use regularly, the location is one of the biggest advantages of living in New Waverly.
