Building or Buying in Houston Heights and the Surrounding Neighborhoods

Just northwest of Downtown Houston, the Heights area is home to several established neighborhoods, each with its own history and character. Houston Heights was founded in 1891 as a planned community connected to Houston by streetcar. Today, its tree-lined streets, historic homes, and local businesses remain part of what draws people to the area.

Jamestown Estate Homes builds in Houston Heights, Woodland Heights, and Sunset Heights. Together, these neighborhoods offer the chance to live close to Downtown while enjoying the character of an established residential area.

Three Neighborhoods, Three Different Histories

Houston Heights is known for its historic homes, wide streets, and Heights Boulevard, where a tree-lined esplanade runs through the neighborhood. Nineteenth Street is a local destination for independent shops, restaurants, and longtime businesses. Older homes sit alongside newer construction, giving the neighborhood a mix of architectural styles.

Woodland Heights was established in 1907, just north of Downtown and White Oak Bayou. Craftsman bungalows, cottages, and mature oak trees are part of its character. Woodland Park and the White Oak Bayou trail system offer nearby places to walk, bike, and spend time outdoors.

Sunset Heights began developing in 1910. Its residential streets feature early-20th-century homes and a range of architectural styles. Like its neighboring communities, Sunset Heights has seen new homes and renovations over the years while retaining much of its established character.

Parks, Restaurant, Shops, and Downtown Close By

Living in this part of Houston puts a lot within easy reach. Heights Boulevard and the White Oak Bayou trail system offer places to walk and bike, while Woodland Park provides green space close to home. The shops and restaurants along 19th Street and throughout the surrounding area give residents plenty of local options.

Downtown Houston is just a few miles away, with convenient access to the city’s business districts, cultural destinations, and sporting venues. For buyers who want an established neighborhood and a shorter trip into the city, the Heights area is worth a closer look.

Building a Custom Home in an Established Neighborhood

Building in Houston Heights, Woodland Heights, or Sunset Heights starts with the property itself. Lot sizes and shapes vary, and the homes around you can influence how a new home fits on the street. Some properties may also fall within a designated historic district, where additional requirements apply.

Jamestown Estate Homes works with clients to design a home around their lot, from the placement of the house to the floor plan and outdoor living areas. If you already own property in one of these neighborhoods—or are looking for a lot to build on—our Build on Your Lot process can help you understand your options and plan a home that suits both the property and the way you live.
